This Privacy Policy explains how Land Deduction ("Land Deduction," "we," "us," or "our") collects, uses, shares, and protects information when you visit landdeduction.com (the "Site") or use our services. By using the Site or submitting information through our forms, you agree to this Privacy Policy.

1. Who we are

Land Deduction provides soil-sampling, residual soil-fertility valuation, and documentation services to help farmland owners and their tax professionals evaluate and support the IRS Section 180 deduction. We can be reached at adam@landdeduction.com or (515) 789-3520.

2. Information we collect

Information you provide to us

• Contact information: your first and last name, email address, and mobile phone number when you submit our estimate/lead form or contact us.
• Property and estimate details: information you enter into our estimator, such as your state, number of acres, land quality, purchase price per acre, year of purchase, and whether you farm or cash-rent the land.
• Other communications: information you provide when you call us, reply to a text or email, book a call, or otherwise correspond with us.

Information collected automatically

• Usage and device data: IP address, browser type, device identifiers, pages viewed, referring/exit pages, and timestamps, collected through cookies and similar technologies.
• Analytics and advertising identifiers: collected via tools such as Google Analytics and, where used, advertising pixels (see Section 5).

Information from third parties

We may receive information about you from advertising and marketing partners, lead-generation sources, or service providers, and combine it with information we collect directly.

3. How we use your information

• To generate and deliver your Section 180 deduction estimate and any report you request;
• To contact you about your estimate and our services by email, phone call, and text message, consistent with your consent (see Section 4);
• To respond to your inquiries, schedule calls, and provide customer support;
• To send marketing and promotional communications you have consented to receive;
• To operate, measure, and improve the Site and our services, including analytics;
• To detect, prevent, and address fraud, security, or technical issues; and
• To comply with legal obligations and enforce our Terms of Service.

4. Communications: email, calls, and texts (your consent)

When you submit our form and check the consent box, you provide prior express written consent for Land Deduction and its agents to contact you at the phone number and email you provide (including by automated telephone dialing systems, prerecorded or artificial voice messages, and text (SMS/MMS) messages) for purposes related to your estimate and our services. Consent is not a condition of purchasing any goods or services.

• Message frequency varies. Message and data rates may apply.
• To stop texts: reply STOP at any time. Reply HELP for help.
• To stop calls: tell us during any call or contact us at adam@landdeduction.com or (515) 789-3520 to be added to our internal Do-Not-Call list.
• To stop marketing emails: click "unsubscribe" in any marketing email, or contact us.

We honor opt-out requests made by any reasonable means and maintain records of consent and opt-outs. Even after you opt out of marketing, we may still send you non-marketing messages about a transaction or service you have requested.

5. Cookies, analytics, and advertising

We use cookies and similar technologies to operate the Site, remember your preferences, measure performance, and support advertising. We use Google Analytics and PostHog to understand how visitors use the Site. Where enabled, we may also use advertising and conversion tools such as Google Ads and the Meta (Facebook) pixel to measure and improve our advertising. Our product analytics tools are configured so that they do not record video replays of your screen or the keystrokes you type into our forms. When you submit our form, we send PostHog the email address you provided, in ordinary readable form, so that your earlier visit and your estimate request are recognized as the same person. We do not send PostHog your name or your phone number.

To measure conversions accurately, some of these tools also receive information directly from our servers rather than only from your browser. When that happens, contact details such as your email address or phone number are hashed — converted into an irreversible code — before they are sent, together with technical data such as your IP address and browser type. We do not send these advertising partners your name, email address, or phone number in plain text.

You can control cookies through your browser settings. You can opt out of Google Analytics using Google's opt-out browser add-on, and manage ad personalization through Google Ad Settings and your Meta account settings. Depending on your state, our use of these advertising technologies may be considered "sharing" or a "sale" of personal information; see Section 9 for your rights and how to opt out.

6. How we share information

We do not sell your personal information for money. We may share information as follows:

• Service providers: vendors who help us operate our business, such as CRM and marketing platforms, email/text messaging providers, hosting, analytics providers, and error-monitoring and site-reliability providers, who are permitted to use the information only to provide services to us. Our error-monitoring and reliability tools receive technical diagnostic data only — such as error messages, browser type, and page addresses — and are not sent your name, email address, or phone number.
• Fulfillment partners: where relevant to your engagement, credentialed agronomists and independent laboratories involved in preparing your study.
• Advertising partners: as described in Section 5, in connection with analytics and advertising.
• Legal and safety: when required by law, subpoena, or legal process, or to protect the rights, property, or safety of Land Deduction, our users, or others.
• Business transfers: in connection with a merger, acquisition, financing, or sale of assets.
• With your direction: for example, sharing your report with the CPA or advisor you designate.

7. How long we keep information

We retain personal information for as long as needed to provide our services, comply with our legal obligations (including maintaining records of communications consent), resolve disputes, and enforce our agreements, after which we delete or de-identify it.

8. Security

We use reasonable administrative, technical, and physical safeguards designed to protect your information. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security.

9. Your privacy rights

Depending on where you live, you may have rights to access, correct, delete, or receive a copy of your personal information; to opt out of the "sale" or "sharing" of personal information or of targeted advertising; and to not be discriminated against for exercising these rights.

To exercise any of these rights, contact us at adam@landdeduction.com or (515) 789-3520. We will verify your request as required by law. You may designate an authorized agent to act on your behalf. If we deny your request, you may appeal by contacting us as above.

California residents: Our Site is not currently offered to visitors located in California, and we do not knowingly collect personal information from individuals in California. If we begin serving California residents, we will provide a "Do Not Sell or Share My Personal Information" link and honor Global Privacy Control (GPC) signals.

Do Not Track: our Site does not currently respond to browser "Do Not Track" signals.

10. Children's privacy

The Site and our services are intended for adults (18 and older) and are not directed to children. We do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.

11. Third-party links

The Site links to independent third-party resources (for example, university, USDA, and industry publications). We are not responsible for the privacy practices of those sites; their policies govern your use of them.

12. Changes to this policy

We may update this Privacy Policy from time to time. We will post the updated version with a new "Last updated" date, and material changes will be indicated as required by law. Your continued use of the Site after changes take effect constitutes acceptance.
